Property type
Single-family and 2–4 unit residential. Small multifamily considered.
Ohio
Lorain County and Cuyahoga County. This is our home market — we know the streets,
the tax bills, and the rents.
Florida
Palm Beach and Broward County.
Condition
As-is, including occupied, dated, or deferred-maintenance property. Vacant is fine.
Tenant in place is fine.
What we look at hardest
Government-backed rental income — Section 8 and Housing Choice Voucher tenancy, HAP
contracts, and federally leased space. Reliable income matters more to us than a
cosmetic story.
Not a fit
Large apartment complexes, ground-up development, and markets where we have no
people on the ground. We would rather tell you no quickly than waste your time.
How we transact
A real answer, fast
Send the address and whatever numbers you have. If it is not a fit you will hear
that plainly, and quickly. A fast no is worth more to you than a slow maybe.
Cash or seller financing
We buy for cash, and we are genuinely open to seller financing. If your situation is
about timing or taxes rather than price, say so — that is often the easier deal.
We do a walkthrough
Our offers carry a walkthrough. We are not going to inspect a property to death, but
we do look at what we are buying before we close.
Your timeline
Close fast if you need it closed fast. Take ninety days if that is what the situation
actually calls for. We work to the seller's calendar.
Who we work with
Wholesalers and dispositions agents — send your list. We will tell you
which ones we can actually close, and we will not shop your deal around.
Listing agents — as-is listings, expired listings, and property that
will not survive a retail buyer's inspection.
Owners — landlords stepping back, inherited property, and situations
where the calendar matters more than the last few thousand dollars.
Property managers and contractors — if you look after buildings in our
markets, we would like to know you.
